A panoramic two-story loft with a secret pool in a historical Tuscan setting.
Developed on two floors, the entry level is composed of two large interconnected open-spaces with panoramic windows towards the Tuscan hillside; a more reserved bedroom / studio with en-suite bathroom lays to their side. The level below is the “unexpected place”: a hypogeum spa/pool recalling Roman thermal baths.
At entry level, the first open-space hosts a fully equipped kitchen, a dining area and a panoramic lounge. An ancient doorway through 1 meter-thick masonry leads to a more private area composed of a bedroom / studio and its private bathroom.
The second open-space includes a master bedroom with a king-size bed in the middle, an additional seating/lounge area, a master bathroom and a dressing room/storage space; wall-to-wall and floor-to- ceiling glazing divides this space from the apartment's loggia (a covered terrace) with 180° views of the surrounding landscape and the DaVinci’s Hills. Windows can be completely opened in the warm season, merging indoor, outdoor and landscape into one space, maximizing the loft's relationship with its natural setting.
In between the two wings, a hidden stairwell surprisingly takes you downstairs to the most ancient part of the building: a private spa with an underground pool and a rain-shower room under vaulted masonry ceilings.
The spa/pool is private and can be only accessed from the living areas upstairs.
Water temperature and lighting can be adjusted at will. Underwater seating allows lounging, party or relaxing in the whirlpool area at the further end of the pool.
Designed to reinforce the sense of mystery and discovery as well as its privacy, the underground level can be completely secluded from the upstairs rooms. A giant retractable floor trap, flush with the master bedroom's floor, can be opened at will by a custom-made mechanical system seamlessly incorporating an industrial aesthetic into ancient brick and mortar masonry work. While maximizing the versatility of the whole space, the kinetic system is also meant to introduce an element of playfulness and surprise: the floor suddenly pivots and tilts upward by a hand-powered crank connected to the floor via a set of customized gear – so smooth and light-weight even a child could handle it with ease.
Plush74 is a curated marketplace for film, photo and event locations across Europe. Clients browse thousands of handpicked spaces, like villas, lofts, studios and event venues, search by description or reference image, chat directly with the location owner, and book through the platform. Location owners can list their space, receive booking requests, and manage everything through their own dashboard.
Search using filters, a text description, or a reference image. Save the ones you like, then send a chat request straight to the owner. You can message several locations and manage every conversation from one inbox. Once you agree on dates and price, Plush74 handles the contract and payment, and you'll see the booking move through simple status steps. Browsing and chatting is free for clients.
Three steps: apply on our listing page and pay a one-time €74 onboarding fee, our team personally reviews your submission for quality, and once approved you get a dashboard to upload photos, set your price and go live. Clients then contact you directly through chat. Plush74 only takes a commission when a booking actually happens. No booking, no fee. There's no monthly subscription.
Each owner sets their own rental rate. Plush74 doesn't fix prices. Rates are usually shown and booked as a day rate, with a standard day counted as 10 hours and extra time billed as overtime. Prices are shown in the location's local currency (EUR or CHF) and are net, excluding VAT where applicable. Always confirm the exact rate and what's included in your quote.
To protect our locations' privacy, listings are shown under a working name and a general area (city and country) only, never the exact street address, until a booking is confirmed. This lets owners stay discoverable without exposing their address to everyone browsing. Once your request becomes a confirmed booking, the full address and details are shared in your booking confirmation and contract.
For general questions, email yeah@plush74.com. The team reads every message. You can also call +49 30 7001 6966, available 09:00-18:00 CET, Monday to Friday. If you're a location owner with a listing question, use members@plush74.com instead. There's also a Contact page with all these details.
There are two main paths: a free client account for anyone looking to find and book a location (browse, save favourites, chat with owners, track requests), and a member account for location owners who want to list a space (upload photos, set pricing, receive chat requests, manage bookings). Companies or agencies managing several locations apply the same way. You choose your path when you sign up.
On any listing page, scroll to the request form below the photos and fill in your name, email, phone, project, budget, team size and dates, plus a short message about your shoot. Click Send Request. The more detail you give, the faster our team can confirm availability. All requests are screened before a chat opens with the location.
